HELP US KEEP OUR NEIGHBORHOOD & INTERSECTION SAFE!
The development is expected to have the potential to significantly worsen existing traffic problems on Butler and Skippack Pikes, which are already nearing capacity during peak hours, leading to longer wait times and commuter frustration.
We have concerns regarding the design of the proposed ingress and egress points, especially their close proximity to the existing turning lanes at this already very busy intersection. This design could potentially cause driver confusion, increase the likelihood of traffic accidents, and further intensify congestion in the area.
The potential for the increase in traffic at an already busy intersection heightens the risk of accidents, posing a serious danger to pedestrians, children, and pets who walk in the vicinity. This concern is amplified by the fact that there have been several accidents resulting in pedestrian deaths at the intersection over the last few years.
There is a strong concern that drivers will cut through the Broad Axe Village neighborhood to avoid traffic delays at the intersection. This would disturb the community's tranquility and increase the likelihood of vehicular accidents on quiet residential streets, eroding the sense of security that residents now enjoy.
We are concerned that the introduction of a new drive-thru establishment could potentially detract from the customer base and viability of existing, locally-owned businesses in the area, challenging the diversity of our local economy.
Multiple drive-thru restaurants already exist within a five-minute drive of this location. These alternative sites are in more appropriately zoned locations with significantly easier ingress and egress, and are not inappropriately placed directly adjacent to a quiet, residential neighborhood. The existence of these easily accessible alternatives demonstrates that the proposed development is not necessary to serve the community and its associated risks are unwarranted.
The overall effect of the drive-thru, with its associated potential traffic, noise, trash, safety risks, and threat to existing local businesses would negatively impact the well-being and quality of life of the Broad Axe Village community and other area residents of Whitpain Township.
The residents of Broad Axe Village and concerned members of the Whitpain Township community, wish to make it clear that we are not fundamentally opposed to the development of the parcel at the intersection of Butler and Skippack Pikes.
Our unified objection is directed specifically at the proposed drive-thru facility. We believe this particular use, due to the reasons outlined in our concerns (potential traffic congestion, pedestrian safety risks, and neighborhood cut-through traffic, negative impact on the local economy), is wholly unsuitable for this already challenged location and will compromise the safety and quality of life for all community members. We urge the Whitpain Township Zoning Hearing Board to consider an alternative, less impactful use for this property.
The residents of Broad Axe Village are deeply concerned about the proposed drive-thru development at the already busy intersection of Butler and Skippack Pikes.
If approved, this facility could seriously endanger our community's safety and well-being. The drive-thru has potential to drastically worsen existing traffic congestion, bringing this intersection to a standstill during peak hours and frustrating commuters with much longer wait times.
This increased volume of vehicles will also significantly jeopardize pedestrian safety for residents, children, and pets who walk nearby. Furthermore, we are very concerned that drivers will cut through our quiet residential streets to avoid delays, disturbing the tranquility and increasing the risk of vehicular accidents on the streets inside our peaceful neighborhood.
We urge the Whitpain Township Zoning Hearing Board to prioritize community safety and quality of life over this commercial development.
